This impressive, architecturally designed, 4 bedroom luxury villa is situated immediately in front of the beach. This high quality property sits within extensive grounds and enjoys a good degree of privacy. The villa has been completed to a very high standard and benefits from dramatic mountain views to the rear and panoramic views of the Mediterranean coastline and Akamas Peninsula to the front.

On the ground floor there is an open plan kitchen/living room/dining room. The air-conditioned living room is furnished with luxurious cream leather sofas, with entertainment being provided by the Satellite TV with a multitude of channels, DVD player and Hi-Fi. The luxury kitchen with granite worktops is equipped with an oven & hob and fridge/freezer and features many modern appliances including a microwave, dishwasher, coffee percolator, juicer etc. The large teak dining table comfortably seats 8.

Two bedrooms are situated on the ground floor; one double bedroom with a TV and ensuite bathroom, and one twin bedroom with an en-suite shower room. A guest cloakroom completes the ground floor accommodation. The two remaining bedrooms are located on the first floor. The master double bedroom with TV and en-suite bathroom, and a further twin bedroom with en-suite shower room. Both of these bedrooms have large balconies from where fabulous panoramic sea views can be enjoyed. In the hallway there is a kitchenette with the washing machine and ironing facilities.

The villa is equipped throughout with air-conditioning* units for both cooling and heating, so the property can be enjoyed in comfort all year round. A baby cot, highchair and stairgate can be provided and the villa owner has thoughtfully supplied beach towels and two hairdryers for guests use.

Outside, lawned gardens surround the 9 x 4.5 metre private swiming pool with walk in steps. The sunbathing terrace is furnished with sunbeds, umbrellas and a poolside shower. A portable barbecue provides plenty of opportunity to enjoy summer dining al fresco under the shade of the covered veranda which is furnished with a table and chairs. The driveway entrance to the villa is gated and there is ample space for parking several cars. Directly in front of the property is a small strip of sandy beach. A pathway through the villa garden leads you the few metres to where the clear blue waters of the Mediterranean Sea gently break against the shore.

Location - Paphos, Argaka

Tucked away in the northwest corner of the island, this beachfront property sits between the villages of Argaka and Ayia Marina in an area known as Yialia. The villa lies alongside the coastal road that runs beside the areas rugged natural coastline, connecting the town of Polis to the outlying villages.

The nearest restaurant is in the neighbouring village of Argaka approximately 1.5 kilometres away, with a handful of additional tavernas dotted along the coastal road that leads back towards Polis. The undeveloped beaches of the Yialia and Argaka area stretch along a natural coastline of coarse sand, shingle and pebble. For a day here you will need to bring your own beach mat and umbrella. Refreshments can be found at one of the tavernas scattered along the coastal road or you can take a cool box and lunch under the shade of the trees in one of the designated picnic areas in Argaka.

Polis is the principal town for the region, huddled around a pedestrianised square where visitors and locals gather in the mornings to enjoy a coffee and watch the world pass by and in the evenings to dine at one of the wide selection of restaurants, tavernas and cafes which radiate out from the centre. The town has an archaeological museum and cultural centre. Polis which is approximately 10 kilometres away offers the nearest organized beach to the villas backed by tall Eucalyptus trees.

A little further along the coast from Polis is the seaside resort of Latchi with its recently opened 200 berth marina. Here you will find an array of inviting sea-front tavernas with a superb selection of fresh fish and seafood served daily. Just beyond Latchi you will find the well known 'Baths of Aphrodite' and for nature lovers the protected Akamas Peninsular an area particular suited to walkers and adventurers who can explore the many criss-crossed nature trails. The coastline of this area can also be enjoyed by boat with daily excursions available from the marina.

Moving away from the coastal areas to venture a little further inland, you can explore some of the villages off the beaten track where you'll discover such delights as village cultural centres and museums, galleries, Churches and wineries with free wine tasting!

Polis and the surrounding villages count bowling, go-karting, fishing, cycling, watersports and scuba diving amongst the many activities on offer to the visitor. The Minthis Hills Golf Course is approximately a 45 minute drive away. The town of Paphos with its World Heritage Sites, modern shopping facilities, waterpark and attractive harbour area is within a 50 minute drive.

As there are minimal steps from the ground floor to the pool terrace/gardens and the pool has walk in steps (no hand rail) this property is suitable for those with mobility difficulties but who are able to manage some steps. It is not suitable for those permanently confined to a wheelchair as there are no internal widened doorways, handrails in bathrooms etc
